the flapper isn't sealing right

If this is the model am thinking it is, you need to replace the flapper. it goes down in open to far and gets bound.Or if you have hard water or calciaum buildup,it is making for a tighter opening. I hope this helps. :)

Sounds like your float may need to be repositioned. Try bending the rod that supports the float so the float is further down in the tank. If this doesn't work then you need to buy a replacement kit for the shut off assembly. It is all one piece and includes the float and is easy to replace.

Check the water level int he tank for it coming up to fill line in tank. Make sure the 1/4 " fill line from the fill valve is connected and in the stand pipe tube to allow water to fill bowl. Fluid master makes a flapper that has adjustments on it to increase or decrease water used to flush. It has a dial to move on it this would be another option if the above tried doesn't help.

I am going to take a stab at this with the information you have provided. If you have replaced the flapper around the time this hard flushing deal stated happening I would say the flapper is the wrong kind for this toilet. Flappers are not one fits all some have a bigger air cavity to help with the flushing process. The larger air cavity help buy floating the flapper up after it is started that way. If you didn't change flappers then I would do so at this time making sure you install the right one.

Often I change the flapper to get the toilet flapper to stay up longer, giving a longer flush....
Check for a generic flapper that wiill work with the toilets you installed...

Top and bottom seals:
It is best to replace both at once to assure the new seals are pliable and come together to form a water tight seal.

Replacing only one, the old seal is probably stiff or cracked and will not seal properly.

No secrete I am aware of except clean new and level parts.
