New house came with alarm system but no owner's manual. Can't find a manual online. Need help programing this alarm system, or if anyone can find me a manual that will work . Thanks

Contact the previous owner or the sales team that sold the property! This will be an owner set alarm....... We would not be able to help without knowing the make and model of alarm anyway!
Be sure you understand the difference between a master code and the technician code. A master code lets you program other codes (and do some other harmless stuff). The technician code lets you do anything in the panel. If no master code is known you will need to default the panel. Do that by turning off power and disconnecting the battery. Reconnect the battery or plug pack and within 10 seconds enter 971300 on the code pad. That will wipe the eeprom back to factory defaults, and reinstate user 1 as a master code with a value of 1234. Don't even think of doing any of this without an INSTALLER manual. (Not the same thing as the USER manual). Better still, get an alarm tech familiar with DAS or CADDX products to program it for you. Worth every penny. After that you can add/delete users with your own master code using the much simpler User manual. Any code can be set to be a master code (that is you can have more than one master code)
The first thing to try would be to disconnect the mains supply and remove the internal battery for a minimum of 5 minutes and then reconnect it.
If this doesn't reset the system then remove the mains supply and battery again for another 5 minutes.
After 5 minutes reconnect the battery.
Then with the help of a friend try holding the # & * keys while they turn the mains supply back on.
These are generic resets for most house alarms but I'll keep looking if there's a specific one for your system so if neither of these work just let me know.

Key in the 4 digit passwrrd and press "A" button, this will delay for a few minutes for you to leave the house, lock the door before activation.
If you are at home and want to arm the alarm immediately, key in your 4 digit password and press H button and the alarm will arm immediately (except certain zone such as IR, since you do not want to trigger this while moving around inside the house).
To disarm just input the 4 digit password. Please see or download the manual attached for programming new password and other functions.
I would try and get the owners manual for the alarm system and see what it says about the beeping. It could be that it is just telling you it needs a new battery installed, something like the battery operated smoke detectors do when the battery is low. There are so many alarm systems out there that it is hard to tell what could be causing the beeping. It could have been configured with a audible alert that when the system is tripped by any motion it beeps when off. It is really hard to say without the manual. You can usually find the manuals on line at the manufacturers website. Good Luck, RAC
