Water meter is ticking away. No sign of water or leaks, most plumbing visable. Have turned off all sink and toilet valves. Turrn off water main, ticking or water running stops. With main on, turn off valve at Sears Kenmore 45 Gal hot water heater, ticking or water flowing stops. Suspect hot water heater (float valve? the check or release valve seams to be working fine ,NOT Leaking) or maybe fitting on the "hot side" as suggested by a plumber. Hot water heater NOT leaking. Internal leak inside hot water heater? Help winter is comming. CBM

It is time for a New Water Heater.....But there are a few steps you can take to "TROUBLE SHOOT" the situation. There is a Drain Valve at the Bottom of the Water Heater. You may have a build up of ....gunk...at the bottom of your water heater, if you have a floor drain in a basement or some way for the water to drain, than you can carefully loosen the drain at the bottom of the tank to FLUSH the tank.....The other option will still reqiure draining the tank and replacing the heating element.. My best Solution is to make sure the bottom of your Mobile home is Insulated Properly From the Wind and Elements. Even Bails of Hay stacked around your Foundation Can be VERY Effective.....MOSTLY THOUGH I THINK IF YOU DRAIN THE TANK AND REPLACE THE HEATING ELEMENT, your problem will be over, With proper Insulation under the Mobile. This has worked for me a few times..... Hope it helps.....Joe

If this is an electric unit, you have to remove the cover to locate the thermostat. It sounds like the thermostat is malfunctioning. The excessive hot water can cause a unit to leak due to the expansion of the unit due to the overly hot water. Make sure that your breaker is off before you remove the covers to expose the thermostat.

Where is it coming from? It would make sense to have a plug in the conwe of the tank. Need you to clarify what it is lthat is leajing.

It could be back flowing into the hot water heater tank which is not full because of the leak. Even though the valve is closed on the cold water entry side, there is probably no valve on the exit side. That is how it is returning to the tank.
