I'm not sure of your question, but if you are looking for a contractor to service your 12 systems, just ask three different companies for a service quote that includes EXACTLY what their agreement covers. Ask if the contract will give you PRIORITY service over regular customers when you have an emergency no cooling situation. Ask specifically what parts if any will be provided under their contract. Ask if your contract entitles you to receive a special price on refrigerant per pound, or if you pay the same as everyone else. Ask to be provided copies of each of their service tech's refrigerant certification. Ask also what specific terms are included for nighttime or weekend service calls, as most do not provide emergency service under contract at all.
Once you receive these quotes, compare them and decide at that point. These above requests are not out of line for any reputable service organization to comply with. If they do not give you what you ask, eliminate them and request a quote from another.
