Do you have one handle, if you do replace the faucet with dual handle faucet. A single handle faucet has built in valves which mix the hot and cold water as you change position of the handle.

Hot water tap leaking what can i do

That is a simple fix - you need to replace the cartridge that is in the faucet handle. however, each manufacturer is different. NOTE sometimes you need a specially designed removal and puller tool. I found this out the hard way. I had a Moen faucet and needed a collar removing tool and a cartridge puller in order to remove the cartridge.

How to turn up the temp. on a Rheem mod. 82v52-2 hot water heater

To adjust the thermostat, turn off the water heater. Then remove the access panel(s) and any insulation. The access panels are above the drain valve. Take a small flat blade screwdriver and rotate thermostat dial pointer. (The lower temperature settings are to the right.) Replace the access panel(s) and insulation and then turn on the water heater. Do not remove the protective cover on the thermostat.

Wait for water to heat and then check the temperature at various faucets. Make sure to adjust the anti-scald temperature limiter at any faucet that may be accessed by a small child or adult who might be injured by high water temperatures. (Just put a thermometer in the flowing water. Check the faucet installation information. The high temperature limiter will be under/behind the handle for single handle fixtures.)

Cost calculations for recirculation system vary widely.
These systems cost more, and they cause higher operation cost of water heater.

1) When pump is OFF, then hot water is no longer leaving the tank.
Most recirculation systems have choice of timer for setting specific times of operation, or thermostatic operation that activates pump when sensor detects temperature less than 90 degrees
BUT...

2) Condition of plumbing is suspect here because you are not receiving fully 90 degree hot water from the recirculation system.?.

Bad single-handle faucet cartridge, or bad recirculation check valve, are causes of crossover. Clean recirculation check valve with white vinegar. Replace worn faucet cartridge.
Test for crossover.

3) There are other suspects, such as water leak.
Drips, broken pipe, bad TP valve.
Turn off all taps and put ear against pipe to listen for running water.

4) High costs: Lifting single-handle faucet in middle will immediately cause cold water to enter tank. Even if no hot arrives at tap, because the cartridge is drawing both hot and cold in equal amounts when handle is lifted in middle.
Today it is more efficient to install dual-handle faucets so tank is not receiving constant dose of cold water when single-handle faucet is not used correctly or tediously.

Heater takes more than 1 minute to get water to kit faucet , then temp fluctuates

1) Guesses: Sounds like a bad single-handled faucet cartridge, or low water flow at faucet, or clogged water filter.
Replace faucet cartridge, clean the aerator, and/or clean sediment out of pipes below sink, and clean water filter at tankless unit each month.

2) For exact measure of problem:
Typical faucet can have 2 gallon per minute flow rate.
2 gpm flow rate means faucet fills 1 gallon container in 30 seconds. Test faucet using 1 gallon container and a cooking timer to get flow rate.
Clean aerator to improve flow rate. Compare kitchen flow rate with other faucets in home.

Most homes have 1/2" diameter pipe running to kitchen faucet.
100 feet of 1/2" diameter pipe holds 1.2 gallons of water. This assumes no sediment build-up inside pipes.

Assuming only hot is turned on: If faucet is 100 feet away from water heater, and pipe diameter is unobstructed 1/2" diameter, and faucet has 2 gallon per minute water flow, then hot water should arrive in 36 seconds.
50 feet away, and hot water should arrive in 18 seconds.

If kitchen has single handled faucet, and the handle is raised in the middle, then equal amounts of hot and cold water are drawn at same time. This doubles amount of time for hot water to arrive.

If single handle faucet has a bad cartridge, then faucet can have crossover.
Crossover means that cold water can enter the faucet even if faucet is turned to hot.
Bad single-handled faucet cartridge can delay or stop the arrival of hot water.

I need a handle for the Smart Water System

Here is the web page for GE. You will probably have to replace the whole faucet. When you call have the model # available for your system so they can supply the appropriate faucet. You may as well order more filters as they will be less expensive ordering on-line. These filters should really be changed every 6 months.

Leaking from under faucet area

Check handles and make sure water is not coming out of stems and running under faucet. .

Don't know what type of handles you have plastic or metal remove handle .

Turn water on and remove handle and you should be able to see if water is coming from stem if it is it's probally a washer.

The temperature in my shower is very luke warm only at the shower

Do you mean the other faucets in the house are hot and only the shower is warm? If so there is an anti-scald adjustment on the faucet that needs to be turned up a few notches. Havent adjusted a Grohe faucet but most faucets you rmove the handle and behind the handle is a nothced adjustment ring that prevents the faucet from getting too hot. This ring, or stop, is pulled out and twisted clockwise(or counter clockwise to set higher or lower max temp, then pushed back. maybe you can look up grohe to see which way ring or stop adjusts for hotter water.

grohe is a faucet all by itself ,,, I would recomend to have you call there repair dept. and explain this to them, you said you put in the new cartridge and thats about all there is to it, when you put on the handle make sure it is not over tightened, sometimes it pulls on the cartridge and makes it come on by itself good luck

Hot at showers but not at sinks

Do your sinks have a hot and cold handle or just one handle. how old are the faucets. If they are very old.the first thing i would do take one faucet out and replace cartridge.
