I personally wouldn't replace a safety device (placed there by lawyers, lawsuits and the all knowing government) with anything other than OEM. While it's very likely that one manufacturers flammable vapor sensor may interchange on another brand of tank, I think it's highly unlikely that EVERY manufacturers sensor will work on every other brand of tank

You can call either. My choice for an electric water heater would be the electrician. For a gas water heater it would be a plumber who is gas certified.

This important part is right at the end, you have a well!! It sounds like you may have run it dry? Check the well and the pump first. The rest is stop valves and pipes to the tank and beyond and not likely to be causing issues. Your sediment issues and problems with the anode is also due to using well water which is nearly always loaded with minerals..

asking the blind to see it, how,? on ours we have all the heater valves open to top of heater we here filling bottom drain closed sure. and turn hotwater on in every room until burped out. there is no other way ., or just let do that naturally all day and tell kids house is hunted, draining is another story.

With gas appliances and heaters I would turn the gas off. When you are there you are opening a closing doors and windows and creating air flow. When your home is locked up, gas could build up, especially if a pilot light went out. 2 or 3 days, no problem but anything longer than that, turn it off, or get a house sitter.

If it is a gas water heater put new batteries in it. They are usually D size.
